Privacy Policy

1. Who We Are

Placeably ("we," "our," or "us") operates the marketplace at [placeably.co.uk]. We are committed to protecting your privacy. This policy explains how we collect, use, and safeguard your personal data when you use our service to connect property owners with short-term let operators.

For data protection purposes, the data controller is Placeably Ltd, [Your Business Address].

2. Information We Collect

To provide our service, we collect:

  • From Landlords: Your name, contact details, property address, property details (type, bedrooms, condition), mortgage and insurance information, and your motivation for using our service.

  • From Operators: Your name, contact details, company name, Airbnb profile link and performance data (including rating and reviews), proof of funds, proof of £2M+ Public Liability Insurance, and identification documents for vetting.

  • From All Users: Technical data (IP address, browser type) and payment details processed via Stripe.

3. How We Use Your Information (The Placeably-Specific Reasons)

We use your data to:

  • Create Your Profile: To build your landlord or operator profile on our platform.

  • Facilitate Introductions: This is core to our service. We share a landlord's property details and contact information with our vetted operators, and we share an operator's business profile, experience, and verification status with prospective landlords to enable deals.

  • Conduct Vetting: To verify operator identities (using a service like Onfido/Veriff), check their Airbnb performance, and validate their insurance and funds.

  • Manage Compliance: To conduct free compliance checks for landlords regarding mortgage and insurance permissions.

  • Process Financial Transactions: To facilitate the secure payment of upfront rent and deposits between parties via Stripe Connect.

  • Provide Ongoing Support: To offer customer support related to your tier (Essential, Professional, Elite for operators; Basic, Plus, Full Service for landlords).

  • Improve Our Platform: To analyse how users interact with our service and develop new features.

4. How We Share Your Information

We share your data strictly as necessary to run the Placeably marketplace:

  • Between Landlords and Operators: As stated above, to enable the core function of our platform.

  • With Essential Service Providers:

  • Stripe: To process all payments and hold funds in escrow.

  • [e.g., Onfido/Veriff]: For identity and background checks.

  • Airtable/Google Workspace: To manage our CRM and operations.

  • Wix: To host our website and store initial contact forms.

  • If Required by Law: Where necessary to comply with a legal obligation.

5. Data Retention

We will retain your personal information for as long as your account is active or as needed to provide you with services. We will also retain and use your information as necessary to comply with our legal obligations (e.g., for HMRC), resolve disputes, and enforce our agreements. Our standard retention period after account closure is [e.g., 7 years].

6. Your Data Protection Rights

You have rights under UK data protection law, including the right to access, correct, or delete your personal data. You can exercise these rights by contacting us at hello@placeably.co.uk.

7. How We Secure Your Data

We implement appropriate security measures to protect your data. This includes using secure, password-protected systems for our internal operations, ensuring our website is HTTPS encrypted, and limiting access to your data to only those who need it to perform our service.
